Moderate Income Housing
Cedar Hills works to comply with the moderate income housing Utah State requirements by annually filling out reports, allowing ADUs to be located within most residential zones, evaluating the commercial zone for the appropriateness of mixed-use zoning, and promoting single room occupancy. Cedar Hills recognizes that affordable housing is a major issue facing Utah. The City strives to find ways to make housing more affordable by promoting these different types of housing.

New ordinances that modify the City Code are codified every six months. Consult the City office in order to ascertain whether any particular provision of the code has been amended, superseded, or repealed.
Accessory Dwelling Units
ADUs are habitable units added to, created within, or detached from a primary single-family dwelling on the same lot. In Cedar Hills, ADUs are permitted in most residential zones and are intended to provide affordable housing. ADUs require a conditional use permit, which must be approved by the zoning and building officials. ADUs must maintain the appearance of a single-family home, have a dedicated entrance, share the same address with the main dwelling, and provide interior access if located within the main dwelling. Short Term Rentals
Short Term Rentals (STRs) are intended for stays between 1-29 nights, require a conditional use permit, a valid business license, and must pass inspections. STRs must meet several criteria: owners must live in the primary dwelling; only one rental area is allowed per property; the property can only be rented to one renter at a time with owners present during rentals; and a detailed parking plan is required. Single Room Occupancy
City Code allows for up to four unrelated individuals to live together as a housekeeping unit, where one of the individuals is the owner of record. This type of housing is called single room occupancy. This is a valuable tool for homeowners to have, as it creates a living situation that may make housing more affordable for four individuals.

Two additional parking spaces are required
The house must be owner occupied
